Cendana @ Sultan Ismail

dsc00356-1dsc00497-1

Cendana is located at the junction of Jalan Ampang and Jalan Sultan Ismail at the gateway to Kuala Lumpur’s Golden Triangle, Cendana will be linked to the five-star Renaissance Kuala Lumpur Hotel via a sky bridge at the sixth floor to the hotel’s swimming pool level.

This will give residents convenient access to the hotel’s restaurants, coffee house, bar/cocktail lounge, recreational facilities, health centre, discotheque, shopping arcade, as well as business-related services that include conference and function rooms, banquet hall, business centre.

Besides enjoying the facilities and services of the Renaissance, Cendana will also have its own private spaces and facilities, including a 24m lap pool, children’s wading pool, open air terraces and walkways set against a backdrop of landscaped gardens, function rooms, a fully-equipped gym with a sauna and spa and a children’s play yard.

To get around town, residents will either be able to park their cars in the two parking bays allocated to each unit (the penthouse will have three) located in an eight-storey car-park that will be monitored round-the-clock, or hop onto the KL Monorail service with a station at Jalan Sultan Ismail.

Standing 45-storeys high, Cendana’s form assumes the shape of a wankel rotary engine and is deliberately convexed on all three sides so residents will be able to have 360-degree views of the surroundings, as an eagle would experience from its eyrie.

For the three units of five-bedroom duplexes and the sole penthouse at the topmost four levels, they have been conceived as “bungalows in the sky”, each with their own private pool beside an entry foyer with a courtyard reflective pond and separate AV room for family home entertainment.

Quite obviously, the cost for such sheer luxury is relatively hefty (so budget purchasers need not apply). The smallest two-bedroom unit (with between 2,131sq ft and 2,195sq ft of space) starts from RM1.24 million, while a three bedroom (2,411sq ft to 2,615sq ft) is from RM1.68 million.

As for the four-bedroom unit (4,488sq ft to 5,091sq ft), it is between RM2.76 million and RM3.21 million. And that’s not yet the top.

The sleek duplexes (with between 7,771sq ft and 7,986sq ft) and penthouse (13,110sq ft) are between RM4.86 million and RM7.56 million. On top of this, owners of a duplex will have to pay a monthly service charge of at least RM2,331 while the penthouse resident is looking at almost RM4,000, based on a rate of RM0.30psf calculated on a unit’s size.

By New York’s standards, though, it’s nothing – the most expensive apartment in this United States city with 10,997sq ft of space costs RM266 million and attracts a service charge of a whopping RM182,000 a month!
